How it works

  1. First register your details, this costs nothing but gives you access to our various and useful 'How to' guides, these provide more information on the following.
  2. Take some photographs of your property, up to five general pictures and one per room, and the thumbnail.
  3. Measure the rooms and write a description. You will find our useful checklist [available as a PDF file from here] useful.
  4. Upload these details to your 'My Properties' page, setting the status to 'Not for sale or lease at this time', as this makes it not show up in the searches. This will include a contact telephone number for prospective purchasers to use. You can also include a link to your own web site page if you have one.
  5. Review the property details and how it looks.
  6. Arrange to have your HIP prepared.
  7. Set the status to 'For Sale' or 'For Lease'.
  8. Purchase 'For Sale' or 'For Lease' boards [not compulsory, but a very good idea].

For Sale Signs

We are able to supply you with three options:

  • Bronze - single sign, suitable for placing inside your window - £30 incl. P&P
  • Silver - traditional external sign, suitable for mounting on a post - £40 incl. P&P
  • Gold - traditional external sign, supplied with a post and fixings - £50 incl. P&P

HIP - explanation and information

HIPs stands for Home Information Packs. They are designed to provide potential property purchasers with detailed information about the property before they view it.

What a HIP includes:

A HIP must include the following:

  • An index listing the contents of the HIP
  • Title documents
  • A sale statement
  • An Energy Performance Certificate compiled by a qualified 'Domestic Energy Assessor'
  • Standard searches such as land searches
  • Commonhold information
  • A copy of the lease, where applicable.

Also there are optional documents which could include:

  • A Home Condition Report
  • Home use / contents form
  • Additional leasehold information
  • Guarantees and warranties
  • ...and other relevant searches

Why they were introduced:

HIPs are designed to benefit purchasers by making the home buying and selling processes more transparent. HIPs are designed to take the stress out of buying a home by speeding up the period between the acceptance of an offer and the exchange of contracts. It is intended that HIPs will benefit the property market by cutting the amount of deals that fall through.

Do you need a HIP?

All properties put on the market in England and Wales on or after 14 December 2007 require a HIP. You must ensure you either have a HIP or have arranged for one to be written before putting it on the market.

How do you get a HIP?

From your 'My Properties' page there is a link to 'Purchase a hip'. Just complete the simple form, pay for the HIP and you will be contacted to make the full arrangements to deliver your HIP.

Floor plans information

Floor plans are a very useful way of allowing a potential purchaser to visualise the layout of your property. You will, no doubt, have seen them on estate agents web site, well you can have one (three actually) on this site.

There is software available to allow you to prepare them for you, however unless you're going to make a habit of selling property then this might not be the best option. What is the best option? Well HouseRefer.com can prepare them for you!

These can be prepared for £25 for one to three storey properties*, by our in-house design team.

How it works:

  1. You will need to download the graph paper from .
  2. Sketch out the walls of your property, using a ruler if possible, add the symbols for doors, windows etc. Please show all measurements, there is a grid to assist you.
  3. Email the sketch to , or fax it to us on 07092 898816.
  4. Log into your 'my properties' and access the 'purchase plans' link to make you payment.
  5. Our design team will then prepare your plans upload them to your property details for you.
